What to Expect During Your Inspection

Scheduling an inspection with Best in the West means you’ll have a clear picture of the property long before the transaction closes. Your inspection is conducted by Steven Wilha, a licensed Professional Inspector who evaluates every accessible system and component of the home. We take the time to walk the property thoroughly, and we welcome you to tag along so you can ask questions and understand exactly what we’re finding.

Whether you’re a first-time buyer or a seasoned investor, your inspection gives you objective, documented information about the condition of the property. That knowledge puts you in a stronger position at the negotiating table and helps you avoid surprises after moving day.

Frequently Asked Questions

A home inspection is a visual evaluation of the accessible structure and systems of a property, from the foundation up to the roof. The goal is to identify conditions that may affect the safety, function, or value of the home so buyers and sellers can make fully informed decisions.

Most inspections run between two and four hours depending on the size, age, and condition of the property. Larger homes or those with additional systems typically take longer.

We encourage it! Attending your inspection gives you the chance to ask questions in real time and see findings firsthand. Many clients find that walking the property with us is more informative than just reading the report afterward.

Every property has something. Our job isn’t to pass or fail a home but to document what we find so you have the information you need. Buyers can use the report to negotiate repairs or a price adjustment. Sellers can address issues before listing to protect their asking price.

Yes! That’s actually one of the things that sets us apart. We can perform your home inspection and termite inspection in a single visit, saving you time and simplifying the process.
