Your inspection is conducted by Steven Wilha, a licensed Professional Inspector who evaluates every accessible system and component of the home. We take the time to walk the property thoroughly, and we welcome you to tag along so you can ask questions and understand exactly what we’re finding.
Whether you’re a first-time buyer or a seasoned investor, your inspection gives you objective, documented information about the condition of the property. That knowledge puts you in a stronger position at the negotiating table and helps you avoid surprises after moving day.
Structural Systems
We assess the foundation, grading, drainage, and the structural integrity of floors, walls, and ceilings throughout the property.
Roofing
Your inspection covers roof coverings, drainage systems, flashing, skylights, chimneys, and all roof penetrations for visible signs of damage or wear.
Electrical Systems
We evaluate the service entrance, main panel, branch circuits, outlets, fixtures, and verify proper GFCI protection and the presence of smoke and carbon monoxide detectors.
Plumbing
Fixtures, faucets, supply lines, drain and vent systems, the water heater, and any sump pumps or fuel distribution systems are all inspected for function and condition.
Heating, Ventilation & Cooling
Heating and cooling equipment, ductwork, vents, and flues are evaluated to confirm proper operation and safe installation.
Appliances
Built-in appliances including the dishwasher, range, oven, microwave, range hood, garbage disposal, bathroom exhaust fans, and garage door opener are tested during your inspection.
